Protaras Holiday Villa Almaria is a brand new and super luxurious villa just 3 minutes’ walk to Pernera Centre and 10 minutes' walk to Kalamies and Pernera beach, two of the best beaches in Cyprus, both being a Blue Flag destination with crystal clear blue waters and fine white sand.
The ground floor features an open plan living room, dining room and kitchen area as well as a guest toilet. The large pool patio windows offer beautiful pool views from all places of the living room and open wide to join the interior with the exterior pool patio and garden area. The whole house is furnished luxuriously and with care to include all modern amenities including a comfortable sofa set, wide screen TV, fast Wi-Fi internet, satellite TV with English, Russian and European channels, Nespresso coffee machine and a fully equipped kitchen complete with all electrical appliances.
The upper floor features two bedrooms. One with a double bed, en-suite shower and distant sea views, and a twin bedroom with two large single beds and en-suite shower room. The third bedroom is in the basement level where there is also a small kitchenette and the 3rd bathroom. Even though in the basement level the third bedroom opens up to a garden patio offering direct sunlight and fresh air.
Protaras Villa Almaria offers a large private pool and patio area fully equipped with a comfortable sofa set, outside dining table, excellent BBQ set and elegant lighting for the night.
The pergola-covered roof garden is accessible from the interior of the villa and offers a hot tub, sitting area and distant sea views.
This child friendly villa is fully air-conditioned villa offers stair gates for child safety and is ideal for a family holiday or a romantic break.

Protaras Villa Almaria is located in one of the best areas of Pernera, less than 1km from two beautiful beaches and three minutes’ drive to Central Protaras Strip. Within a 1 km radius you will find a clinic, pharmacy, restaurants, bars, shops, supermarkets, water-sports, organised beaches and much more.
Protaras offers numerous beaches, good nightlife and is the ideal holiday destination especially for families with children. There are many beautiful beaches in the area that are worth visiting and lots of water sports on offer (pedalos, diving, canoeing and para-sailing etc). Protaras also offers a plethora of good local and international restaurants and a thriving night-life in the summer months and all within walking distance from the villa.
There is also a water park and aquarium that are great for children of all ages. The biggest water park in the Middle East, can be found just outside of Ayia Napa and is only 16km away. The aquarium is a 5-min drive away.
Within 15 minutes’ walk you can get to Paralimni Marina and Protaras Fishing Harbour, the romantic Sirina Bay or the child friendly Kalamies Beach. Konnos Bay is an 8 minutes' drive in the opposite direction. The coastal walkway linking Protaras Centre with Pernera is beautiful and flat making it easily accessible with pram or wheelchair. Along the walkway can be found some stunning little 'secret' restaurants and cafes where you can stop for breakfast, coffee or dinner. It is the perfect place to sit at the end of the day, just a meter or two from the sea.
Listed Prices include 250KWh of electricity per week which is more than enough for normal use of the house. Additional electricity consumption is charged at Euro0.30/KWh.
For stays shorter than 5 nights there is a surcharge of Euro150 over and above the total booking amount.

This is a residential property, and we require guests to respect the neighbourhood and keep noise to acceptable and reasonable levels at all times. Failure to observe these rules may result in the guest being asked to vacate the property without any compensation.
